Building a new home is very exciting, but it can also seem overwhelming with so many decisions to be made. Our job is to guide you through this process utilizing our 30 years of experience in the construction business. Here are some of the most frequently asked questions in the beginning stages of building a custom home.
What is the first step? You may have a plan or even just an idea for a floor plan that will fulfill your needs. You may know what you want but not how to put it to a working plan. MONTCO Builders works with a draftsman who will actually sit down and work one-on-one with you. A preliminary drawing of the plan can be completed for your review. This gives you an opportunity to make changes before going to a working set of plans. We realize that every family has different wants and needs. Our custom homes are built to reflect these desires.
You may or may not have a lot for your home. If you own a lot, we can assist you in determining what type of home will be best suited to the property. If you don’t have a lot, we have access to information on available property.
How is my home customized? Once a working set of plans has been established, we will determine the specifications of your home. This set of “specs” covers everything from faucets and door handles to kitchen cabinets. Some of these items will seem like small details to you, but they can greatly affect the building cost and ultimately your contract price. Once the final specifications have been determined, we will prepare a proposal that includes all facets of your home and a construction cost.
Decorating? MONTCO Builders works with a professional decorator whose services will be available to assist you in all areas of decorating. We also work with lighting, cabinet, landscape, and hardware specialists whose services are available to you.
Contract and financing? After working plans and specifications are complete and a bid has been presented, we will prepare a building contract for your review and signature. We are members of the Home Builders Association of Louisville. Your construction contract with MONTCO Builders, Inc. will be on the HBAL form.
